- 02Get pre-approvedA lender reviews your finances and tells you what you can borrow. This is also when we check which down payment programs you qualify for.
- 03Tour homesWe look at homes that fit, and I'll point out what's worth paying for and what to watch out for.
- 04Make an offerWe decide on price and terms together, based on recent sales nearby and how competitive the home is.
- 05Inspection and appraisalA professional inspects the home and the lender confirms its value. We negotiate repairs if needed.
- 06Close and get your keysYou sign the final paperwork, the loan is funded, and the home is yours.

Programs that can help with your down payment
These two are among the most common for Denver buyers. You apply for both through a participating lender, and I can introduce you to lenders who use them often.
CHFA down payment assistance
The Colorado Housing and Finance Authority offers help to buyers who use one of its first mortgage loans.
- ·Grant of up to 3% of your loan, or $25,000whichever is less. A grant doesn't need to be repaid.
- ·Works alongside your own savingsYou can still put in your own money and use the assistance too.

Rent vs. buy
Does buying make sense for you?
Change the numbers to match your situation. The defaults use today's Denver numbers: the average 30-year rate from Freddie Mac and the median two-bedroom rent from Apartment List.
This is an estimate, not financial advice. It assumes a 30-year fixed loan, property tax of 0.48% of value (Denver County's typical effective rate), insurance of 0.5% and upkeep of 1% per year, mortgage insurance under 20% down, closing costs of 3%, selling costs of 7%, and a 5% yearly return if you invested your down payment instead. Down payment assistance isn't included, and it could make buying cost less upfront.
